ABM Industries Maintenance Technician in Atlanta, Georgia

Overview

Pay Range: $26.00-$30.00/Hour

The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

Shift: Mon-Fri 7:00am-4:00pm +On-Call Weekends +Emergencies ( As needed)

Position Summary:

The Maintenance Technician will service a Luxury residential high-rise soaring 22 stories above historic Buckhead. This technician completes assigned preventive maintenance and reactive maintenance repairs. This includes all mechanical systems within the building, interior common areas, and the exterior of the property. Also included, reporting to your immediate superior, the General Manager, with a weekly written report, as well as in person scheduled meetings or as seen necessary.

Duties and Responsibilities:

  • Maintain day-to-day operations and assume responsibility for maintenance of the property.

  • Conduct daily inspections of the entire building and property.

  • Performing and documenting all preventative maintenance on all common aspects of the property.

  • Daily monitoring and documentation of the critical systems currently included in the building automation.

  • Scheduling, supervising, and participating when appropriate ib the maintenance duties specific to the common are and managing any additional maintenance staff while performing this e duties.

  • Repair or identify when appropriate any equipment malfunctions.

  • Complete work orders in a timely fashion.

  • Supervise janitorial staff needs for the property and ensure supplies are stocked and available.

  • Test the building systems periodically and up to required regulations.

  • Maintain documented schedule for paint touchups program for interior walls, baseboards, common doors, exterior common areas which include doors, and other surfaces throughout the property.

  • Maintain storage of paints and extra materials (wallpaper, tile, carpet, etc.)

  • Establishes and adjusts written standard operating procedures (SOP's) to meet the standard of the property and ensure efficient completion of work scope.

  • Overseeing major repairs of various system(s) with licensed contractors when the repair(s) have been approved.

  • Responding immediately and resolving emergency facility needs regarding the fire alarm systems, leaks, and all other critical systems regarding the essential welfare, safety, and protection of the building occupants.i.e. HVAC, Plumbing, Electrical, Fire Safety).

  • Verify all entry points for possible security breaches and report as necessary. Inspect locks, door closers, latches, and make the appropriate adjustment or repairs.

  • Interpret and read blueprints.

  • Oversees trash and recycling removal from the property.

  • Ensuring a safety work environment.

  • Notifies the General Manager of all unusual events, circumstances with equipment, and any significant item(s) reported by the resident.

  • Supervise the maintenance of the Pool/Spa and maintain the appropriate documentation and certification.

  • Oversee the landscaping vendor and report any needs or any deficiencies.

  • Maintains Material Safety Data Sheet (MSDS) records for all materials used on the property.

  • Maintain an orderly maintenance office and location for all Association owned equipment and tools. Develop and maintain an Association equipment list for all hand tools, and power equipment.

Qualifications:

  • Must be 18 years of age or older.

  • High school diploma/GED.

  • Basic knowledge of proper use of power tools, hand tools.

  • Recognize various hardware parts and methods of repair for related tasks.

  • Must posses organizational skills.

  • Must be able to perform unsupervised.

Preferred Qualifications:

  • Refrigeration/HVAC Trade or Vocational certification preferred.

  • One year of relevant experience in basic HVAC, electrical and plumbing.

  • Customer Service experience.
