BRIDGE Housing Corporation Director of Development - Washington in Seattle, Washington
Summary
As a member of leading BRIDGE’s real estate development activity, the Director of Development is responsible on a day-to-day basis for maintaining BRIDGE’s high level of quality in all aspects of the Washington state real estate development process in accordance with BRIDGE Housing standards, working to maintain a positive morale in the company, and providing training for staff.
Reporting to the Senior Vice President in charge of Real Estate Development, this Director leads all Washington development projects, providing technical assistance, guidance and leadership in all aspects of the development process. The Director will also work in conjunction with a number of fellow team leaders within the division and the Senior Vice President to create, refine and maintain internal systems for reporting, information gathering, continuing education, financial management, etc.
This role is remote with site visit requirements associated with all projects in development.
Responsibilities
General
Participate in project related meetings as necessary, including strategizing and negotiating sessions, design and construction meetings, etc.
Review of all WA deliverables, including funding applications, legal documents, proforma numbers, etc.
Provide organizational supervision to Project Administrators
Work with fellow team leaders and SVP to ensure professional development opportunities for development staff
Keep an awareness of staff morale and provide support/intervention as necessary
Work with Project Managers to identify potential development opportunities plus conceptualize and implement opportunities
Reporting/Administrative Responsibilities
Ensure that project budgeting and cash flow management on a project level basis is coordinated with the other areas of the company and is managed according to plan and in a timely manner for reporting purposes
Through the SVP, interface with subcommittee of the Board of Directors with respect to approval of development projects
Provide regular and as-needed updates to SVP on progress of projects, including any upcoming issues
Planning Responsibilities
Participate in planning and execution of division-wide retreats and other activities
Investigate new sources of funding and other research related activities that would be beneficial to BRIDGE’s development activities
Participate in creating/refining reporting, database, and other informational systems that will enhance communication among staff
Further Responsibilities
Represent BRIDGE at industry-wide functions and speaking engagements as appropriate
Ensure seamless coordination with other company departments on a project by project basis
Qualifications
Extensive hands-on experience in the development of affordable housing projects, including use of typical financing sources such as low income housing tax credits, tax exempt bonds, HOME, CDBG, HUD Section 202, etc.
Experience with acquisition of HUD at-risk properties, HOPE VI and/or homeownership developments
High level of technical knowledge and hands-on experience in WA state with the development of affordable housing, affordable housing finance and real estate transactions
Past personal involvement in reading and negotiating legal documents
Seattle metro area resident with local knowledge
Excellent communication and interpersonal skills
Experience supervising professional staff
Valid driver’s license
Graduate degree preferred
